  • Administer all Owners’ files, occupant turnover and all other transitional documentation.
  • Supervise and maintain accurate records of all contracts and legal obligations of the Strata Corporation.
  • Prepare and register the Strata Corporation’s bylaws and rules and any subsequent amendments as required.
  • Consult and advise on matters relating to the Strata Property Act, Strata Corporation bylaws and rules.
  • Prepare documents as required by the Strata Property Act.
  • Provide reports for council detailing issues or recommendations regarding the common property.
  • Obtain tenders and negotiate contracts on behalf of the Strata Corporation.
  • Arrange for the maintenance of all common property, grounds, maintenance, and repairs.
  • Obtain, analyze, and prepare recommendations on quotations for necessary insurance and function as the Strata Corporation’s representative in managing any insurance settlements.
  • Report to Council on all correspondence from individual Owners and reply according to instruction.
  • Act on behalf of the council to enforce the Strata Property Act and the bylaws or rules of the Strata Corporation.
  • Attend, record, and distribute minutes of up to (8) meetings per year including one (1) Annual General Meetings. These meetings of up to 2 hours in duration are included in the management fee.
  • Act on behalf of the Strata Corporation when instructed to do so, regarding Legal matters pertaining to attendance at CRT (Civil Rights Tribunal) or any work requested by the Strata Corporation regarding repair or restoration of the buildings.
Financial Services

Paradigm Strata Services will perform the following:

  • Prepare an annual proposed budget in accordance with the Strata Property Act for the Strata Corporation to be approved by the strata council.
  • Collect the monthly strata fees from all strata lot Owners and discharge from the strata corporation's bank account all charges incurred in the maintenance and operation of the corporation.
  • Submit a monthly financial statement to the council detailing all income and disbursements including budget comparisons, together with details of arrears in monthly strata fees.
  • Provide monthly bank reconciliation of the Strata Corporation's bank accounts.
  • Provide all correspondence relative to the Strata Corporation.

Working in tandem with our administration systems. This will enable our Strata Agents to maintain records and files in the most efficient manner possible. The Shiftsuite system provides accurate and timely information and financial statements which are organized and compiled in an easy-to-read format.

Paradigm employs a skilled accounting department to compile all financial statements of the Strata corporation.

Paradigm has a dedicated transition team to ensure your property has a smooth transition from your current management to the new management team.

Paradigm offers its' clients interactive services such as:
  • Online 24-hour access to minutes for the last 24 months posted to your building's website.
  • Online 24-hour access to strata corporation bylaws and amendments.
  • Building maintenance notices and community information posted to the strata corporation’s individual and secured community site.
  • Online 24-hour Clubhouse and Guest Suite booking system.
  • Online 24-hour access to financial statements (upon the council’s discretion).
